Awaab's Law for Social Landlords

Overview
A single-module 50-minute scenario course on Awaab’s Law (Social Housing Regulation Act 2023 §10A statutory windows) and the Housing Act 2004 HHSRS. The learner is the new Damp & Mould Response Officer at a fictional Greater Manchester housing association. One case end-to-end through hazard assessment, written communication, remediation, and a regulator-reviewable outcome. Three decisions, three activities, three possible endings. Course delivered in English.
Target Audience:
Damp & mould response officers, housing officers, asset managers, complaints leads, and tenant-services managers at social landlords, ALMOs, councils, and housing associations within the Awaab’s Law remit.
Features and USPs:
HHSRS Hazard Classifier (new activity). Awaab’s Law Timeline Composer (statutory-window mapping with asymmetric scoring, reused from RRA M2). Audio Evidence Composer (chronological assembly with critical-clip gating, reused from RRA M3). Three deterministic endings. Legally reviewed by qualified UK counsel.
Learning Objectives:
- Classify a damp & mould hazard against HHSRS Categories 1 and 2
- Map dated events to Awaab’s Law statutory windows (14wd / 7wd / 42wd)
- Communicate in writing in a way that survives Regulator and Ombudsman review
- Order audio evidence chronologically with critical-clip identification
- Trigger remediation that reaches the statutory window without missing it
